When booking a property represented by Canadian Vacation Homes Ltd., furthermore referred to as the “Booking Agent”; the following Policies, Responsibilities and Disclaimers apply to each confirmed reservation.

Cancellation Policies

At the minimum, a 50% deposit must be paid at the time of booking to confirm a property and is considered non-refundable. The remaining balance will be charged 45 days prior to arrival. All final payments are considered non-refundable and non-transferable upon receipt of payment. Where full payment is required at the time of booking, all monies are deemed non-refundable and also non-transferable upon receipt of payment.

Reservations may be modified at the sole discretion of the Booking Agent and are subject to an administration fee.


Responsibility and Disclaimer

The Booking Agent has a zero tolerance policy for any excessive noise, smoking, unauthorized pets and guests exceeding the maximum capacity posted on the Booking Agent’s website(s). The Booking Agent and/or on-site representatives reserve the right to evict any guests in violation of these policies. All pre-paid deposits and any other payments are considered non-refundable.

The Booking Agent caters to family and mature adult groups and the average age of the group must be over 25 years of age. Identification stating proof of age will be required at time of check-in. Reservations made that do not meet these pre-stated requirements will not be permitted to check-in and be subject to forfeiture of all payments made in advance of arrival.

The Booking Agent or property owner shall not be held liable for any damage, injuries, illness, or weather related problems or any circumstances beyond their control occurring during or affecting a guest’s reservation or stay.

The Booking Agent acts as an agent for property owners and/or property managers and accepts no liability on their behalf under any circumstances. The Booking Agent also has no direct control of ownership of any marketed properties and is in no way liable for any act or omission of an owner and/or property manager’s description of the condition or state of any property. In case of fire, sale of property, properties no longer in the rental pool or similar such events, the Booking Agent reserves the right to transfer guests to an equivalent accommodation at its discretion, prior notification may not be possible. If no other property is available, the Booking Agent reserves the right to return all monies paid.

Standard check-in time is 4:00 PM and standard check-out time is 10:00 AM for all properties the Booking Agent represents, unless otherwise specified in writing by the Booking Agent. Early Check-in or late Check-out may be possible, but is at the sole discretion of the Booking Agent.

Prior to or upon your arrival, a minimum of $500 will be pre-authorized on the credit card on file as a damage deposit. Please note that this amount may increase depending on the property booked. You may need to present a physical copy of your credit card at check-in for security reasons.

The damage deposit may be charged the following: Damage to the property, failing to meet agreed upon check-out time requirements, not meeting cleaning requirements which may include washing & putting away dishes, leaving accommodations organized & tidy and taking all garbage and recycling to a disposal site or for not returning keys, parking remotes or fobs. If you notice damages to the property upon arrival, please notify our office.

Force Majeure

Canadian Vacation Homes Ltd. will not be liable for any claims, losses, damages, costs, expenses, delays or loss of enjoyment, of any nature or kind whatsoever, to you or your travelling companions or other group members resulting from events beyond our or a supplier's reasonable control. This would include, but not be limited to, acts of God, strikes, lockouts or other labour disputes or disruptions, wars, blockades, insurrections, riots, earthquakes, weather conditions, snow conditions, lift closures, road closures, floods, or acts or restraints imposed by government authorities. Should the property not be available or altered due to an act of god such as flood, fire etc. The guest can either choose to stay at the property, move to another property based on availability or receive a credit to be used at another time. If the guest chooses to cancel then they would be refunded less a 23% cancellation fee.
